What exactly is Area Autopsy?
Area Autopsy is an independent report on the reality of any UK address. We gather official data about a home’s surroundings (flood risk, crime, schools, broadband and more), grade each one, and hand you a blunt one-line verdict so you know what you’re really buying into.
How much does a report cost?
£1.99. One flat fee per report, paid once. No subscription, no monthly charges, and no hidden extras.
Do I need to create an account?
No. There’s no sign-up, no password and no saved searches. Enter an address, pay once, and read your report.
What’s inside a report?
42 graded checks covering the things that actually affect daily life and resale value, including flood risk, crime, school quality, broadband and mobile coverage, and council tax. Every figure comes from published data.
Where does your data come from?
Official, public UK datasets: the Environment Agency, data.police.uk, Ofcom, Ofsted, HM Land Registry, the ONS, and gov.uk council tax and planning data, plus open mapping records for everyday amenities like shops, parks and GP surgeries. We grade the raw figures; we don’t make them up.
How accurate is the data?
Every check comes from a published dataset, government registers, regulators like Ofcom and Ofsted, and open mapping records, never from a home listing. Where a figure is an area-wide or indicative reading rather than a measurement of your exact doorstep, the card says so. Official records aren’t always perfect, though, so if something looks wrong, use Flag a Fact and a real human will investigate.
How quickly will I get my report?
Around 60 seconds. Your report is generated live as soon as your payment clears.
Which areas do you cover?
Enter any full UK address or postcode and we’ll run the report. A few checks are drawn from datasets that only cover part of the UK (the 2021 Census, for example, covers England and Wales), so where a particular check doesn’t apply to your location, the report says so rather than guessing.
Can I save or print my report?
Yes. Every report can be saved as a PDF straight from your browser, so you can keep it or share it with a partner, broker or solicitor.
What if I think a figure is wrong?
Tell us. Official data isn’t always perfect, and you might know your street better than the records do. Use our Flag a Fact page and a real human will investigate.
How do you handle my personal data?
We keep it minimal. No account is required, we won’t spam you, and we will never sell your data. We only use what’s needed to generate and deliver your report.
