Welcome to Area Autopsy. These Terms and Conditions (“Terms”) govern your use of our website, services, and the property intelligence reports we generate (collectively, the “Service”).

By accessing our website or requesting a report, you agree to be bound by these Terms. If you do not agree, please do not use our Service.

1. Our service & the “No Data, No Pay” guarantee

Area Autopsy provides independent property intelligence reports (“Reports”) compiled from various data sources, human analysis, and market indicators.

To ensure absolute transparency and fairness, we operate a strict No Data, No Pay model:

• Pre-payment disclosure: before you make any payment or enter your billing details, our system scans the requested postcode/property against our data sources and tells you the outcome of that scan. Checkout is only offered once we have confirmed we hold usable data for that specific location.
• The zero-data threshold: if our initial scan returns zero (0) criteria or insufficient data points to build a meaningful intelligence report, the Report will not be produced, and you will not be charged.
• Payment authorisation: you will only be prompted to pay if verifiable data criteria have been successfully identified and flagged for production. Once payment is processed, the full Report is generated and delivered.

2. Independent intelligence & disclaimer

• Not financial or legal advice: Area Autopsy is an independent intelligence platform. The information, data points, and insights contained within our Reports are for informational and educational purposes only. They do not constitute formal valuation, legal, financial, surveying, or investment advice.
• Anti-agent stance & objectivity: our Reports are designed to strip away marketing spin and provide raw, unfiltered data. We do not operate as estate agents, nor do we represent sellers or buyers in a fiduciary capacity.
• No reliance: you should not rely solely on an Area Autopsy Report to make a property purchasing decision. We strongly recommend conducting your own physical viewings, structural surveys, and legal due diligence via certified professionals.

3. Data accuracy, limitations & flagging

• Source material: our Reports are compiled using public records, proprietary data tracking, and human market analysis. While we strive for absolute precision, property data environments can change rapidly, and third-party registries can occasionally contain delayed or inaccurate records.
• The “Flag a Fact” mechanism: we operate a transparent, human-centric data review process. If you believe a piece of data in a Report is incorrect, outdated, or missing critical context, you may utilise our “Flag a Fact” protocol via our Contact page. Our team will review the submission and investigate the data source.
• Abuse of the flagging protocol: submissions must be made in good faith and backed by verifiable evidence. Area Autopsy reserves the right to ignore vexatious, abusive, or repeatedly unfounded flagging requests designed to disrupt our operations.
• Data freedom & takedowns (right to report): Area Autopsy is committed to market transparency. We retrieve public, commercial, and analytical data points objectively. We will not alter, suppress, or delete factual data from a Report at the request of third parties, estate agents, or property owners simply because the information impacts a property transaction or sale price. We will only modify data if it is proven to be factually inaccurate through our “Flag a Fact” protocol.
• Limitation of liability: Area Autopsy provides Reports “as is”. To the fullest extent permitted by UK law, we accept no liability for any financial loss, negotiation outcomes, missed opportunities, or damages resulting from decisions made based on the information provided or omitted in our Reports.

4. Data sources & fair use

• Public record framework: our platform aggregates publicly available information, statutory registers, and open data, alongside our proprietary market analysis. These sit under different licences, not one: government datasets are used under the UK Open Government Licence v3.0, community-mapped data comes from OpenStreetMap under the Open Database License (ODbL), and the remainder is used under its providers’ own terms. The attribution at the foot of every Report names them. Area Autopsy does not host or display private personal data; we report on the property asset and its hyper-local environment.
• Third-party intellectual property: map interfaces, geographical boundaries, and address data displayed on the Service may be powered by third-party providers (including but not limited to Google, Ordnance Survey, OpenStreetMap, and Royal Mail). All trademarks, logos, and datasets belonging to these third parties remain the property of their respective owners, and your use of the Service does not grant you any rights over their underlying infrastructure.

5. Use of intellectual property & scraping prohibitions

When you purchase a Report, you are granted a non-exclusive, non-transferable licence to use that Report for personal use (if you are a buyer/seller) or internal business use (if you are a registered partner agent).

• Distribution limits: you may not resell, mass-distribute, or publicly publish full Area Autopsy Reports without our express written permission.
• Automated access & scraping prohibited: you may not use any automated software, bots, spiders, or screen-scraping tools to access, extract, or monitor data from Area Autopsy. Any unauthorised scraping for commercial use or competitor analysis will result in immediate termination of access and potential legal action for breach of contract and intellectual property infringement.

6. Refunds and cancellations

• Finality of purchase: because our system confirms we hold usable data for the location before you pay, and because digital Reports are delivered immediately upon payment, all completed purchases are final. Refunds will not be issued based on a disagreement with the factual findings or the objective nature of the data retrieved.
• Waiver of consumer cooling-off period: by completing your purchase and requesting the immediate delivery of the Report, you expressly acknowledge and agree that you lose your statutory 14-day right to cancel the contract under the UK Consumer Contracts Regulations. Because the service is fully performed immediately upon payment, no “cooling-off” refund period applies once the Report has been generated.

7. Governing law

These Terms are governed by and construed in accordance with the laws of England and Wales, and any disputes will be subject to the exclusive jurisdiction of the courts of the United Kingdom.
