This Privacy Policy explains how we collect, use, store, and protect your information when you visit our website, use our map-centric platform, or purchase our property intelligence reports.
We operate in strict compliance with the UK General Data Protection Regulation (UK GDPR) and the Data Protection Act 2018.
1. The data we collect and why we collect it
We only collect information that is strictly necessary to run our service, protect our platform, and deliver raw property intelligence to you. We do not engage in data harvesting.
- Property search data: when you enter a postcode, street name, or address into our platform, we process this location data to run our initial scan, count data criteria, and generate your Report.
- Search anonymity: address lookups and postcode scans are entirely anonymous. We link search queries to session data solely to generate the Report and enforce our “No Data, No Pay” threshold. We do not track, cross-reference, or profile your personal identity against the specific homes you choose to investigate.
- Contact & “Flag a Fact” data: if you use our Contact page to get in touch, report an issue, or flag an inaccuracy, we collect your name, email address, and any specific details you provide so our human team can investigate and respond directly.
- Transaction & billing data: when you buy a Report, your payment details are processed directly by our secure, PCI-DSS compliant third-party payment gateways (e.g. Stripe). Area Autopsy never stores or sees your credit card, debit card, or bank details on our servers.
2. How we use your information & lawful basis
We use your data strictly to keep the platform operational and accurate. This includes:
- Generating and delivering your digital property intelligence reports.
- Running our “No Data, No Pay” pre-payment threshold scan.
- Investigating data corrections submitted through our “Flag a Fact” protocol.
- Preventing automated abuse, screen scraping, or malicious attacks on our infrastructure.
Lawful basis for processing: under UK GDPR, we process your data under the following legal frameworks:
- Performance of a contract: to run the pre-payment scan and deliver the purchased Report.
- Legitimate interests: to maintain, verify, and sharpen the factual accuracy of our property dataset when processing “Flag a Fact” submissions.
3. Our stance on data sharing (no corporate selling)
We are an independent platform, and we maintain an aggressive stance against corporate data sharing.
- No agent leaks: we will never sell, trade, rent, or pass your personal data, contact details, or search histories to estate agents, mortgage brokers, property developers, or third-party marketing companies. Your search history remains entirely confidential.
- Legal & operational service providers: we only share data with essential third-party service providers who keep our site running (such as our secure cloud hosting infrastructure, map data providers, and payment processors). These parties are legally bound to handle your data securely and strictly under our instruction.
4. Cookies and map tracking
We use essential cookies and tracking technologies to ensure our map-centric platform works smoothly.
- Functional cookies: these are required to remember your session, process your pre-payment data scans, and secure our checkout.
- Geographical & map data: our map interfaces use third-party components (such as Ordnance Survey or OpenStreetMap infrastructure) to render property boundaries and maps. These services map anonymous data points to serve the correct visual layers.
You can block or disable cookies through your browser settings, though doing so may prevent certain interactive elements of our home maps from functioning properly.
5. Data retention
- Report & search history: we retain generated property reports for a limited operational period to ensure you can access your download.
- Contact correspondence: emails and “Flag a Fact” submissions are kept long enough to resolve the data inquiry and ensure our home dataset remains accurate.
6. Your legal rights under UK GDPR
As a UK resident, you hold full rights over your personal data. You have the right to:
- Request a copy of the personal data we hold about you.
- Request that we correct any inaccurate or incomplete personal information.
- Request the deletion (“right to be forgotten”) of your contact history or account data from our systems.
- Object to or restrict the processing of your data.
